SELLING ON ORDERS · OCTOBER 2026

New orders turn a house into a decision with a deadline. Some owners want the sale wrapped up before the movers arrive, some would rather hold on to the place and rent it, and some end up handling the sale from their next duty station.

Here are the five choices Rudy lays out for owners on PCS orders, with San Diego numbers dated throughout. This site operates on its own, without any connection to the VA or to the Defense Department, and your orders and your command set your move dates.

1. If I list now, can the sale close before I report?

Start from the report date and count backward. Getting a home ready to list typically takes 2 to 4 weeks. After an offer is accepted, a traditional sale usually closes in 30 to 45 days; the escrow timeline calculator starts from about 30 days, a common figure in California purchase contracts, and your signed contract sets the real date.

Then add the market's pace. Zillow's average for the San Diego metro was 51 days from listing to pending in the week ending October 17, 2026. A home that matched that median and then closed in a 30-day escrow would need about 81 days from going live to closing, a little under 12 weeks, before any prep time. That is an illustration, not a forecast.

When the dates are tight, a rent-back can bridge them: the sale closes, and you stay on for a short period afterward, paying the buyer rent, while your move finishes. Temporary lodging reimbursements (TLE for domestic moves, TLA overseas) can also cover lodging and meals for a limited number of days between homes.

2. Can I sell the house after I have already moved?

Yes, and for military sellers it is routine. Most papers can be signed electronically, and the deed is signed in front of a notary wherever you are: a mobile notary, a notary near your new duty station, or a military legal office. California notaries can’t notarize online yet, so ask the title company early how each step will be signed.

The rest is planning before you leave. Rudy manages showings without you there, and the plan for any repairs and the final walkthrough is agreed in advance. When the deed records, sale proceeds usually reach you within a day.

A pre-listing inspection before the movers come shows what buyers will see, so you can decide which items to fix while you are still in town and which to leave for buyers to weigh in their offers.

3. Should I keep it as a rental while I am stationed somewhere else?

Turning the house into a rental keeps your current VA loan and its rate in place. The question for your lender is how much entitlement you will have left for a purchase at the next duty station while this loan stays open.

Rents near some installations give a sense of scale. Zillow's typical rent as of September 2026 was $5,122 a month in 92118 Coronado (up 2.3% in a year), where Naval Air Station North Island sits, and $3,533 in 92010 Carlsbad (up 5.4%), within reach of Camp Pendleton depending on the gate. Set against typical values, those rents work out to gross yields of about 2.4% and 3.3%, before any costs.

Owning from another state often means hiring a property manager, plus landlord insurance, upkeep and vacancy, all of which the keep-or-sell calculator lets you enter. Rent and tenant rules vary by city. On taxes, renting for years before a sale can reduce the home-sale exclusion, while partial exclusions exist for some early moves for work, so a tax professional can check how your own dates fit.

4. Is a cash offer worth comparing when my report date is close?

It can be worth a look. Cash sales often close in 1 to 3 weeks, typically with no financing or appraisal contingency, few or no showings and the home bought as-is. An open-market sale to a financed buyer brings open-market price discovery, with inspection and loan steps along the way.

The trade is speed and certainty against price, and the size of any difference changes from one offer to the next. A practical test is to compare the net proceeds of each path, after the loan payoff and selling costs. Rudy can line up real cash offers from buyers active in San Diego County and set them beside a traditional-listing estimate, and asking does not commit you to selling.

It also helps to check whether a rent-back or a slightly later closing on a regular sale would cover the same gap in your dates.

5. Can I buy at my next duty station before this home sells?

Sometimes. If enough entitlement remains while you still own this home, a VA loan at the new station may be possible, with a down payment covering any shortfall. For repeat users putting under 5% down, the funding fee in the table VA.gov listed in October 2026 is 3.3% of the loan amount, unless you are exempt.

There are other routes too. Selling first lets you shop with a firm budget once your proceeds are known. An offer contingent on this sale is another, and some sellers accept one, though in a busy market a contingency can make an offer less competitive. Bridge financing or a home equity line can sometimes cover a down payment until a sale closes, and a lender can say whether either fits.

Whichever order you choose, the new VA loan is for a home you will live in, so give the lender your report date at the very first conversation.

Weighing more than one option?

Orders shift and plans shift with them, so consider this general background rather than financial, legal or tax guidance. Share your orders timeline with Rudy, and he can lay out a sale, a rental plan or a mix of the two around your real dates.
