Orders to San Diego set a clock, and the home search has to fit inside it. The questions Rudy hears from service members on PCS orders are mostly about timing and money: when to start, what BAH can carry, where to look, whether to rent first and what happens to the house when new orders come.
Below are those five, answered with dated San Diego numbers. We are an independent site with no tie to the VA or the Department of Defense; your orders, command and lender set the rules for your move.
1. I just got orders to San Diego. When should I start looking at homes?
Start the lender conversation as soon as the orders arrive. This step does not have to wait until you get to San Diego, and knowing your range before a house-hunting trip means the trip is spent deciding rather than searching. Ask the lender to pull your Certificate of Eligibility at the same time.
Then work backward from your report date. Two to three months out is a good window to narrow down areas and tour homes, in person or by video with Rudy. Once an offer is accepted, closing commonly takes about 30 days under common California purchase contracts, though the loan, the appraisal and the seller all affect it.
Shipping dates for household goods may not line up with closing day, so ask your transportation office about them early and plan where you will stay during any gap. If the dates are tight, some service members buy remotely, and Rudy can lay out a schedule against your dates.

2. How much house can my BAH cover?
Basic Allowance for Housing for San Diego (military housing area CA038) was last updated on January 1, 2026, and the rate is the same for Naval Base San Diego, Naval Base Coronado and MCAS Miramar. In the 2026 table our BAH calculator uses, monthly BAH runs from $2,763 to $5,586 depending on pay grade and the other details on your orders. Check your own figure with the Defense Travel Management Office's rate lookup.
To turn BAH into a price, the calculator solves for the home whose full payment fits: principal and interest with the funding fee financed, plus property tax at about 1.1% and insurance at about 0.3% of the price a year. Using zero down, the 2.15% first-use fee and 7.32%, the average 30-year fixed rate in Freddie Mac's survey for the week of October 22, 2026, a payment of $5,586 carries roughly $682,600 of price before HOA dues, and $3,975 carries roughly $485,700.
Lenders, not the allowance, decide what you qualify for: they look at income, credit, assets and the loan program, and they decide how to treat BAH. Try 80%, 100% and 125% of BAH in the calculator to see the range.

3. Which parts of the county are closest to my base, and what do homes cost there?
Start with the base and work outward. Naval Base San Diego sits on the bay next to National City, putting South Bay areas such as Chula Vista and 92154 within a realistic commute. North Island and Naval Amphibious Base Coronado are on Coronado, and Naval Base Point Loma is on its peninsula. Camp Pendleton runs along Interstate 5 next to Oceanside, and MCAS Miramar, off Interstate 805 and State Route 52, puts Scripps Ranch, Tierrasanta, Mira Mesa and parts of Poway within reach.
Rush-hour drive time matters more than miles, so check routes at the hours you would really drive. Zillow's typical home values as of September 2026 show how wide the price spread is from one base area to the next:
- Near Naval Base San Diego: 91950 National City, about $687,300 (up 2.6% in a year); 92154 Ocean View Hills and Otay Mesa, $745,539 (up 1.7%); 91910 Chula Vista, $839,504 (up 2.3%)
- On Coronado: 92118, $2,571,340 (up 6.5%)
- Near Naval Base Point Loma: 92106 Point Loma, about $1,806,800 (up 4.7%)
- Near Camp Pendleton: 92054 Oceanside, about $1,117,100 (up 2.0%); 92010 Carlsbad, $1,276,771 (up 3.2%)

4. Should I rent first or buy right away?
There is no single right answer. A short remaining tour, a follow-on assignment that could change, or not knowing the area yet are fair reasons to rent for a while. A longer tour and confidence in a neighborhood tend to favor buying sooner, and the VA's zero-down option lowers the cash it takes to get started.
Two sets of numbers help frame it. Zillow's typical rent across the San Diego metro was $2,967 a month as of September 2026, up 2.2% in a year, while the typical home value was $926,961, up 0.8%. Freddie Mac's 30-year average was 7.32% for the week of October 22, 2026, against 6.19% in the week of October 23, 2025.
Pace matters too. During the week of October 10, 2026, the regional buyer-or-seller gauge sat in its Balanced range, listings needed an average of 49 days to reach pending, and about 6,011 homes were for sale across the metro. The buy-now-or-wait calculator lets you test your own figures.

5. What happens to the house when I get new orders? Can I rent it out?
A VA loan has to be your primary residence, and lenders check that. The usual expectation is a move-in within a reasonable time after closing, commonly read as 60 days, with documented exceptions for active-duty circumstances. If new orders come after you have lived there, you can generally keep the VA loan and rent the home out, though its entitlement stays in use until the loan is paid off. Your lender can confirm the details.
Rent levels give you a starting point. As of September 2026, Zillow's typical rent was $2,971 a month in 92154 (up 2.4% in a year) and $3,127 in 91913 in Chula Vista (up 1.2%). A rental also brings landlord insurance, upkeep, vacancy and possibly a property manager, so compare keeping it with selling.
Taxes deserve a professional's eye. The federal home-sale exclusion generally requires that you owned the home and lived in it as your main home for at least 2 of the 5 years before a sale, and renting it out for years before selling can cost you part of the exclusion. IRS Publication 523 explains the rules, and a tax professional can apply them to your situation.
