Selling From a Distance

Already PCS'd? Sell Your San Diego Home From Afar

Already at your new duty station? How to sell the San Diego home you left: signing on base or off, keys, showings, VA entitlement and a checklist.

SELLING FROM A DISTANCE · OCTOBER 2026

Orders came, you reported, and the San Diego house is still on your plate. That is a common spot for service members, and it is very workable: almost every step of a sale can happen from your new duty station. This guide covers how it runs, how the deed gets signed, and what to do about your VA entitlement afterward.

Not sure whether to sell, rent or keep it for the next tour? The Home Strategy Quiz is four questions, and Rudy follows up with a plan built around your orders.

How a sale from a distance runs

  1. Start with a call that fits your time zone. Talk through your orders, timing and goals, and ask for a home value review based on recent San Diego sales.
  2. Sign the listing electronically. Read the listing agreement and disclosures, send Rudy your questions, then e-sign them from your new station.
  3. Prep without leave. A live video tour of the house becomes the prep list.
  4. Showings while you are at the new station. The first days on the market often bring the most showings and an open house, so ask Rudy how they would run without you there.
  5. Offers and e-signing. The purchase contract can be e-signed from your duty station. Ask Rudy how inspectors and the appraiser would get in, and keep every contract deadline on a calendar of your own as well.
  6. Close from your duty station. You sign the deed before a notary where you are, which can include a military legal office.

Build your checklist

Set your situation and the checklist narrows to what applies, with the military steps already in view. The worksheet adds up trips home, hired help and empty months, then passes the total to the selling calculator.

Paperwork from where you are

Signing from where you are

California gives electronic signatures the same legal effect as handwritten ones (Civil Code 1633.7), so the listing paperwork and most escrow documents can be signed from anywhere.

Only the deed needs more: a notary has to take your acknowledgment before the county can record it (Government Code 27287). Service members get one more route for that, shown in the table.

How the deed signature usually works, by where you are
Where you areHow the deed signature usually worksWhat to ask escrow
In the U.S.A mobile notary or a local notary. California accepts an acknowledgment taken under the law of the place where it is signed (Civil Code 1189(b)).Whether they arrange the notary or you book one, and how the originals come back.
Outside the U.S.A U.S. consul or consular agent, or a local notary plus an authentication step such as an apostille (Civil Code 1183).Which ID they need, and how long shipping the originals takes.
On active dutyCommissioned officers with notary powers can take acknowledgments for service members and their spouses (Civil Code 1183.5).Whether a military notary's acknowledgment works for their recording.
OnlineAs of October 2026, California notaries cannot notarize online yet. Whether another state's online notarization works for this deed is for escrow and the title company to say. Before you book anything online, whether they will accept it.

Legal assistance offices prepare military powers of attorney at no cost, though a bank or title company may ask for its own form (Military OneSource). Get the title company's OK before anyone signs for you with one.

Keys, codes and access

Gather the keys, garage remotes, the mailbox key and any fobs before the movers seal the boxes, or collect them from the neighbor who kept them. Note the alarm code and where the water shut-off is.

Check with Rudy on where they should be sent; tracked overnight shipping, a courier or a friend still in San Diego all work.

Getting it ready without trips home

With the house empty, the usual list is cleaning, hauling what the movers left, yard care and small repairs.

Make every job your call: let work begin only after you sign off on the quote in writing. Add a handyman visit for a quick test of every smoke and CO alarm, plus a look at how the water heater is strapped; the sale disclosures ask about both.

Video walk-throughs

A live video walk-through stands in for an expensive trip back on leave, and it works across time zones.

Empty, rented or someone living there

An empty house, a rented one and one with a relative living in it each sell a little differently.

Thinking of renting it out for the next tour instead? Whoever collects the rent and runs the property for you has to carry a valid, active license from the Department of Real Estate, and the DRE's public lookup shows it in seconds. The keep or sell calculator and rental yield by ZIP help you compare.

Utilities, insurance, mail and the tax bill

Keep SDG&E, water and trash on until closing. SDG&E stops or transfers service online, even without signing in, and water and trash run through the provider on your bill.

Tell your insurer the home is empty. Did you claim the homeowners' exemption? Let the San Diego County Assessor know; the deadline to drop it penalty-free is December 10.

Mail forwarding through USPS lasts 12 months and needs 7 to 10 business days to start.

Staging a home you have left

An empty house can be staged with rented furniture, staged virtually or shown clean. Virtual staging is fine as long as the photo carries a label and the untouched original can be seen; San Diego's MLS began enforcing that AB 723 rule on January 1, 2026.

Closing week, from afar

Book the notary a few days ahead. Utilities end on closing day; ask Rudy how the keys and garage remotes should reach the buyer by move-in. Hang on to the closing statement for tax season.

The federal exclusion covers up to $250,000 of profit, or $500,000 for a joint return, if the home was yours and your main residence for at least 24 months of the 5 years before closing (IRS Publication 523). Military owners on qualified official extended duty, meaning orders for more than 90 days at a station at least 50 miles away, may suspend that 5-year window for up to 10 years. Escrow may also be required to set aside a share of the price for California income tax; Form 593 from the Franchise Tax Board explains the exemptions. Ask a tax professional how your dates fit.

After the sale closes and the VA loan is paid in full, you can ask VA to restore the entitlement you used, online or with VA Form 26-1880. Restoration is its own request after closing, so ask your lender how long it takes before you plan the next purchase.

Sell now, rent it out, or keep it?

Not sure whether selling now beats renting it out until the next set of orders? The planner's worksheet sends its total to the compare my selling options calculator, filling both preparation fields. Its rent-then-sell column uses Repairs and preparation too, so lower the number there if these costs would not come up again. Also useful: the seller net proceeds estimator, a cash offer side by side, and the home sale tax exclusion estimator.

Questions owners ask

Can I sell the San Diego house without taking leave to come back?

In most cases, yes. With you at the new station, showings, the busy opening days, the inspection and the appraisal can usually go ahead anyway. Signing is where you come in, and escrow sets how each document is signed.

How do I sign the deed from my new duty station?

Stateside, a mobile notary, a local office or a military legal office notary (for service members and spouses) can take it. Overseas, the options are a U.S. consular officer, or a local notary followed by an apostille or a similar authentication. Escrow confirms the ID it needs.

Can I use online notarization?

California notaries cannot notarize online yet. If you are thinking of an online notary from another state, ask escrow and the title company first whether they will accept it for the deed.

Should I leave the house empty or rent it while it is listed?

Empty is the easiest to show. If a tenant is in place, showings need written notice, and 24 hours is presumed reasonable in California.

Who lets the inspector, appraiser and buyer's agent in while I am gone?

Ask Rudy how access would be set up, for example with a lockbox, so nothing waits on your leave schedule.

Who should I notify after I move out?

Your insurer, the County Assessor if you claimed the homeowners' exemption, USPS for forwarding, and the HOA if there is one.

Does selling restore my VA entitlement?

It can. Once the home is sold and the VA loan is paid in full, you can request restoration online or with VA Form 26-1880. It is a separate step after closing, so ask your lender about timing.
